Who Is Retired IAS K.S. Sreenivasa Raju? Former CM Principal Secretary Appointed Chairperson of Telangana RERA
The Telangana government has appointed retired IAS officer K.S. Sreenivasa Raju as the Chairperson of the Telangana Real Estate Regulatory Authority (TG-RERA), placing an experienced administrator at the helm of the state’s real estate regulator. The appointment, made under the provisions of the Real Estate (Regulation and Development) Act, 2016, comes at a time when Telangana’s residential and commercial real estate sectors continue to expand rapidly.
In a separate notification, the Metropolitan Area and Urban Development (MAUD) Department also appointed retired IRS officer Vemula Sreekar as the Technical and Administrative Member of the Telangana Real Estate Appellate Tribunal. Together, the appointments are expected to strengthen the state’s real estate regulatory framework and improve the resolution of disputes in the sector.
Appointment Comes at a Crucial Time
The appointment assumes significance as Telangana continues to witness sustained growth in housing, commercial development and infrastructure projects, particularly in and around Hyderabad.
As the Chairperson of TG-RERA, K.S. Sreenivasa Raju will be responsible for overseeing the implementation of the Real Estate (Regulation and Development) Act, 2016. The authority plays a key role in regulating real estate projects, ensuring timely completion of developments, protecting the interests of homebuyers, enforcing compliance by builders and developers, and promoting transparency in the sector.
With an administrator of Raju’s experience taking charge, the government hopes to further improve accountability and strengthen confidence in Telangana’s real estate ecosystem.
Who is K.S. Sreenivasa Raju?
K.S. Sreenivasa Raju is a retired 1999-batch Indian Administrative Service (IAS) officer of the erstwhile Andhra Pradesh cadre. After the bifurcation of the state, he later served in Telangana on inter-cadre deputation.
Born on April 2, 1965, he holds a Master of Technology (M.Tech) degree and entered the IAS through promotion from the State Civil Service (SCS), before building a distinguished administrative career spanning several decades.
Throughout his service, he handled a wide variety of assignments across infrastructure, public administration, temple management and government policy, earning a reputation as an efficient and experienced civil servant.
Long and Memorable Tenure at TTD
Among the many positions he held during his career, K.S. Sreenivasa Raju is perhaps best known for his long association with the Tirumala Tirupati Devasthanams (TTD).
He served as the Joint Executive Officer (JEO) of TTD from 2011 until June 2019, making it one of the longest tenures in the history of the institution.
During those eight years, he supervised the administration of one of the world’s busiest pilgrimage centres. His responsibilities included crowd management, infrastructure expansion, temple administration, pilgrim services and the implementation of several public welfare initiatives.
His work at TTD earned him recognition as an administrator capable of managing large public institutions with complex operational challenges.
Move to Telangana Administration
Following the change of government in Andhra Pradesh in 2019, Sreenivasa Raju moved to Telangana on inter-cadre deputation in April 2020.
He was appointed Principal Secretary of the Roads and Buildings Department, where he remained for nearly four years.
In that role, he supervised major public infrastructure projects, road development programmes and government construction initiatives across the state. His experience in infrastructure planning later proved valuable in several key assignments under the Telangana government.
Voluntary Retirement and New Responsibilities
After completing his deputation, Sreenivasa Raju sought voluntary retirement from the Indian Administrative Service. The Central Government approved his request in June 2024.
Retirement, however, did not mark the end of his public service.
Recognising his administrative expertise, the Telangana government appointed him as Advisor to the Government on Infrastructure and Projects in July 2024. In this advisory role, he continued to assist the government in planning and executing major infrastructure initiatives across the state.
Principal Secretary to the Chief Minister
In May 2025, Chief Minister A. Revanth Reddy appointed K.S. Sreenivasa Raju as Principal Secretary to the Chief Minister.
As one of the Chief Minister’s senior advisers, he coordinated important infrastructure projects, monitored policy implementation and facilitated administrative clearances across departments.
He remained closely associated with the government’s development agenda before being assigned his latest responsibility as Chairperson of TG-RERA.
What Will Be His Role at TG-RERA?
As Chairperson of the Telangana Real Estate Regulatory Authority, Sreenivasa Raju will now lead the state’s principal regulatory body for the real estate sector.
His responsibilities include monitoring compliance with the Real Estate (Regulation and Development) Act, ensuring developers adhere to project timelines, protecting the interests of homebuyers, improving transparency in project registrations, resolving regulatory issues and strengthening accountability among real estate stakeholders.

Government Also Appoints Tribunal Member
Alongside Raju’s appointment, the Telangana government has named retired IRS officer Vemula Sreekar as the Technical and Administrative Member of the Telangana Real Estate Appellate Tribunal.
The appointment is expected to enhance the functioning of the appellate mechanism by ensuring quicker disposal of disputes arising under the RERA framework and improving the overall effectiveness of the state’s regulatory system.
Experienced Administrator Takes Charge
K.S. Sreenivasa Raju brings with him decades of administrative experience covering infrastructure, public administration, temple governance and policy implementation. Having served in several high-profile positions, including Joint Executive Officer of TTD, Principal Secretary of the Roads and Buildings Department, Advisor on Infrastructure and Projects and Principal Secretary to the Chief Minister, he now assumes another significant public responsibility.
